Electronic Communications Networks, over which most financial transactions take place, have made location less important than advertising. So just as financial corporations flocked to JC a decade ago to escape the high rents and corporatre taxes of lower Manhattan, they will flea the waterfront of JC as the many attractions of the Sunshine State become more apparent. The lack of personal income taxes, lower rents, better business atmosphere, cheaper housing, and obvious warm-weather amenities are beginning to become too alluring to ignore. Just as the 90s saw a flood of relocations culminating after the WTC disaster, this decade will see the abandonment of JC for the better managed communities or South Florida which welcome corporate neighbors with open arms, not by asking them to open their wallets.
